One of the most overlooked steps to finalizing buying a home is the final walkthrough. It is essential because there is no recourse once the signed deed is filed if something has gone wrong between the offer, inspections, and closing. 

At that point, the home is yours, and anything not addressed with the sellers (on the most part) will be a moot point.

There have been final walkthroughs where the water heater hasn’t worked and was leaking. Another walkthrough had water streaming from the tube through the living room ceiling onto the living room carpet. 

It’s much easier to work with before closing than after.

Schedule your walkthrough right before closing, but give yourself enough time to go slowly through the house checking everything. Oh, and don’t use this time to measure carpet, drapes, or figure out what should go where – do that after closing. Instead, use this time to ensure no headaches are awaiting for you after you close.
