Interest Rates Went Up Today

Interest rates went up today by another .75%,

Interest rates went up today by another .75%, affecting mortgage interest rates. So how can you still sell your home in the La Quinta, Indian Wells, Palm Desert, and Rancho Mirage area while competing with other homes in the same market?

I have been through this before, and as uncomfortable as it seems today, we will work through it. This, too, shall pass. So as in previous slower housing markets, what can you do to attract and get a buyer?

Update your interior and make any repairs. 

First, look at your kitchen and bathrooms. Are they tired and dated? Both areas are the most expensive rooms to renovate, but many times are what the buyers focus on first. For example, do you need granite countertops? Do the bathrooms have dated tiles? Does your home need painting?

Your home’s curb appeal is very important as well. 

Do you want to relandscape or convert your turf lawn with a desert-friendly scape? This would be a great time to take advantage of the DWA Turf Conversion program and sign up for a rebate. Whichever you choose, you will want your home to be very welcoming to a prospective buyer.

Price your home right. 

This is another way I can help. Home prices today are not the same home prices from this spring or last year. If you price your home too high, it will sit on the market and get stale, costing you money. If you price it too low, you could leave money on the table. We want to hit a sweet spot for your home to attract the right buyers and interest them to submit an offer. 

Once I preview your home, I will provide you with a price and strategy that fits your home and your situation. I will also give you ways I will market your home to its greatest potential.

Another way to consider is to give buyers incentives to purchase your home over others on the market. Maybe you include a free home inspection, home warranty, first month HOA fees paid or include pool equipment or golf carts in the purchase. 

Higher interest rates do not mean the end of our market. Instead, as I have in past real estate markets, we need to stay on top of our game and get creative.
