Short-term rentals in Indio. With the Coachella Music Festival just wrapping up and Stagecoach this week/weekend, “short-term rentals” may be top of mind. Whether you have one, rented one or live next to one you will want to make sure you abide in our local “short-term rental” rules and regulations:

Indio Short-Term Rules and Regulations:

Owners of Short-Term Residential Rentals, besides a business license, are also required to obtain and renew a Short-Term Rental Permit and register for the purposes of collecting Transient Occupancy Tax. Starting June 15, 2017, the business license and the short-term rental permit will be issued as one combined document. The annual renewal of the short-term rental permit will be done automatically with the business license. Starting February 15, 2022, the fee to obtain a permit and renew it annually is $1,633.00, in addition to the business license fee and tax. (City of Indio)

The new ordinance establishes regulations to limit parking and noise impacts; mandates health and safety inspections every five years; requires conformity with neighborhood Covenants, Conditions and Restrictions (CC&R’s); and enhances the City’s ability to identify and prosecute violators of the ordinance. Under the new ordinance, neighbors within 500 feet of STRs will be notified when a new license is issued and receive information on how to report complaints. The ordinance also increases maximum overnight occupancy limits. In conjunction with the ordinance, the City Council approved the addition of five code enforcement officers, who will enforce the ordinance, including on nights and weekends. STR owners are also responsible for collecting: transient occupancy taxes (13% of gross rent); the Greater Palm Springs Tourism Business Improvement District Assessment (TBID, 1% of gross rent); and for paying City business taxes based on annual gross receipts.

In accordance with the new ordinance, the City will seek regulatory compliance through the issuance of fines of up to $1,000 per occurrence and may revoke any STR permit for up to a year, for repeat violators.
