Home Inspections in the Desert. Buying a Home in the Palm Springs area can be so exciting – and tense until the inspections are done. What will they find? Will it kill the deal? Do we HAVE to have inspections?

It’s a good idea to have your home purchase in the Desert inspected right away, even if your lender doesn’t require it. A home inspection will find everything about your new home, including possible structure and safety issues, and educate you about what you need to do once you’re in and enjoying your new home.

If the inspector does find major issues the seller won’t take care of or negotiate, and you don’t want to take care of it, it gets you out of the deal. You won’t have to go through the purchase unless you want.

Since home inspections don’t happen every day, there are some questions you may want to ask your inspector when you have their undivided attention.

There may be more than one inspection performed.

You will need to ask what your home inspector will inspect. If there is something that isn’t covered, you will need to ask for additional inspections like pest, pool, HVAC, or furnace. Otherwise, the inspector should inspect your attic, wiring, and exterior condition of the home, driveway, and roof, to name a few.

If you want to attend the inspection, ask if it’s okay. Some will allow you to and let you know what they find as they come across it; some would rather meet you after the inspection and give you the highlights of the report.

It’s okay to ask for the price of the inspections. Some things come into play when determining the price, like the size of the home, whether it’s a condo, single-family, or row house. Also, check whether you can contact the inspector after the inspection if you need clarification or have questions. (However, please do not ask them to estimate the cost of any repairs needed. That part is not their job.)

Will they re-inspect after a remedy has been resolved?

Sometimes, inspectors and others will charge more for that service. It’s always good to find out, especially when a lender wants to know if something has been done.

Inspection reports are very important and helpful if they provide a lot of details. Reports are helpful when the inspector is going through items they found, and your agent can take back to the listing agent when asking for remedies.
